The beginning of any process is the most difficult and you might feel a bit overwhelmed. Let us put you at ease immediately. Here is our 8 Step Plan to Finding YOUR Home:
- Explain the 3 Types of Agency. Buyer, Seller, Multiple Representation and how this applies to you.
- Timing. Determine a time frame for moving. We will discuss your goals and expectations.
- Verify your Purchasing Power and Establish a Price Range. We will assist you, if necessary, in finding a lender for your mortgage pre-approval.
- Examine your needs for your New Home. We will discuss and establish priorities for size/location/style/features/neighbourhoods etc. We will then begin our Tour.
- Preparing an offer. Once you have decided on which home would be suitable, we will all sit down to discuss the details of your offer. Once the offer is prepared we carefully explain the entire contract, clause by clause, to you in detail. We believe you MUST know and understand everything you are signing.
- Negotiate an Acceptable Offer. The Market has changed and now you, as a Buyer, have more opportunity to negotiate with a Seller to arrive at a price you Both can agree upon. We know this process well and will advise you when to compromise and when to walk away.
- A Deal is Struck and There’s More...We will ensure that you have all documentation in place. We will be present during your Home/Termite Inspection. All appropriate documents will be forwarded to your Lawyer.
- Prepare for Possession Date. We will assist you in all ways to ensure you are well prepared to get the keys to your New Home.
As you progress through the Purchasing Process, there are still many details that must be addressed. Skipping or Neglecting any of these could cause problems at closing. We have our systems in place to ensure that you stay on track and nothing gets overlooked.
